say what you will but SP is the cheapest discount or budget of the Wilson neighborhoods. At the end of the day it must present a discount either in price or additional feature and SqFt to be considered against more desirable WOTP Wilson neighborhoods.


Ah, I knew this guy would chime in. SP is farther from Deal/Wilson, has fewer amenities, and until recent years, was on the "wrong" side of town (which I think is what he's alluding to). However, while prices are still lower than WOTP, there's been pretty healthy appreciation recently, which will likely continue when Walter Reed comes fully online in the next few years.


Eh, I prefer the “amenities” in SP over CC any day of the week. Even if it means crossing the line to SS or Takoma. Agree, after Shepherd Rec center is built next year and Walter Reed, the “amenities” will be even better than most WOTP.


Also, I seem to recall discussions about an outdoor pool at Walter Reed--does anyone know whether that's a done deal yet, or whether it's just on the table?

I just checked and I see it referenced in an email from Brandon Todd, but again, not sure if confirmed.

Boy that was quick! This home went under contract in 6 days. The outside of the house is just average for the almost $1 mil price tag! Does this mean there was competition for the home?

Priced right, zoned for Deal/Wilson, 6 true bedrooms and layout is good for multi-generational living. Close to SS metro and downtown SS, buslines, and coming Purple line. Walter Reed. Not surprising at all.

Both have huge lots, though. I especially like the pastoral look of the first yard (pics 3 and 4).

That one on Plymouth looks stunning. Bummer the kitchen is so lame for $1.5M.

Shepherd Park is not low-lying like Colonial Village, so no flooding concerns for the neighborhood as a whole.

I'm thinking at least 800K. Possibly higher if it'd been listed in the spring.
