House in Mantua, why hasn't it sold?

Mantua gets a premium over other neighborhoods in the zip code, primarily because of the elementary school. The house may still be a bit overpriced, but it will go for significantly more than $700k.


No, elementary school does not make a 50-100k difference in price tag


It's a pretty neighborhood. Very much sought after if the house is priced right and the Condition is good. The oil spill affected a small portion of the neighborhood over 20 years ago. No big deal.


But...the house isn't priced right. It's 200k over comparably sized homes. Some of those homes even have an extra 1,000 sqft. Don't know what the seller is thinking. And an oil leak is a pretty big deal.

Are you familiar with the comps in that area? Houses in Mantua do sell for $50k to $100k over similar homes nearby. This house would probably do better if it was priced at $799k though.

That City paper article is nuts! I wonder how many houses in the neighborhood are still owned by Texaco. I have to think most buyers are just ignorant.

Is a toxic waste site like this something realtors must disclose?

Property ownership is public record, so this is very easy to answer. It looks like there are 24 houses on Tovito Drive and 3 houses on Convento Terrace that are owned by Texaco.

does it? I can't imagine realtors and homeowners voluntarily disclosing. Is it required, does anyone know?

they make their employees live there, or anyone whos not afraid of the health risk because the rent is only $700 a month
