House in Mantua, why hasn't it sold?

I saw this house and thought about putting an offer in, but then saw that it's been on the market for awhile. Any ideas on why this house hasn't sold yet? It's in a really nice neighborhood and the house was beautiful on the inside.

There are houses for 750-799 in the same area.

A few thoughts -

Overpriced - this house has been listed/delisted/relisted multiple times since February.

It is really close to the houses still owned by Texaco after the oil spill back in 1999(?). It is basically one house over from backing up to a Texaco-owned property on Tovito.

its in fairfax, no one want to live/buy there, fairfax home price is on the decline

i finally sold my home, same zip code, for 30k less than what i paid for 5 years ago

I'd say price (given the lower overall early fall prices), the lack of sidewalks, and not much usable yard for families with kids, dogs. How are the neighboring houses? Any eyesores?

Yeah, if we're going by zip codes there are homes in 22031 that sold for 649 and 674 both of which with a 1,000 more sqft. Why would anyone buy this house for 839???

They should have sold the house as is for 600k - 'Recent $100K+ upgrades include: new roof, siding, remodeled kit, two remodeled baths & new windows.' Then the owners wouldn't be in this pickle.

now its literally impossible to sell anything in 22031

It's not just 22031. The entirety of Fairfax with some zip codes much worse off. This map is from 2017.

bought my home in 22031 for 550k couple years back....now selling for less than what i paid for, ouch

they overpaid in 2003

the fairfax assessments are really accurate in our neighborhood nearby, houses sell very close to the assessment usually. this house is way over assessment.
