Mantua gets a premium over other neighborhoods in the zip code, primarily because of the elementary school.  The house may still be a bit overpriced, but it will go for significantly more than $700k. [/quote]

Are you familiar with the comps in that area?  Houses in Mantua do sell for $50k to $100k over similar homes nearby.  This house would probably do better if it was priced at $799k though. [/quote]
