I live in Glenmont and our home values have risen. The area also looks better than it did, with the redevelopment of Plaza Del Marco shopping center.

The Glenmont shopping center is an eyesore with only a few good places left, like the barber shop. Feel like Glenmont will continue to redevelop, and the area between Wheaton and Glenmont seems to be better as well.

What are you scared of? I grew up in Kensington and Wheaton has been on a downward slide since the mid 80s.


We bought in Glenmont about 15 years ago, and our sfh has increased in value by 200k, now in the mid 600s. All the former rentals on our block and down the street have been sold to homeowners and are now in much better shape. White, black, hispanic and mixed people all around.

I was a little nervous when buying, but locally things have been getting better and better each year. If only they would do something about the Glenmont shopping center; I go elsewhere to shop.

I really doubt it. Housing prices might go up a bit just because of demand, but it won't be like H Street. Hopefully they will revitalize the Glenmont Shopping Center at some point in the near future but it will not be by 2027. Here is what the Planning Department said this past March about that shopping center: "This critical area at Randolph Road and Georgia Avenue is zoned as Commercial Residential (CR-3.0, C-2.5, R-2.5, H-120) to support a dense, mixed-use neighborhood hub, offering future possibilities for retail, residential, and community-oriented spaces. However, existing challenges to redevelopment, as noted in the 2013 Sector Plan, have been the fragmented ownership of the 15 properties that make up the Center, and a lack of market demand."

I don't speak Spanish, and I haven't had that issue at stores and restaurants. A lot of those workers seem to speak both languages fluently. But when getting work done on my house, even from big well-reviewed contractors in the area, the laborers who actually do the work often speak very little English.

We are looking at single family homes in Glenmont for my husband’s work. They are certainly affordable but have gone up

95% is exaggerating it but you're overlooking that census data is a few years old and not always reliable. Wheaton will have a large population of illegal migrants and everyone knows there's plenty of 10-12 people sharing a 1,000 sqft 1950s rambler in Wheaton. There's going to be a lot of transient migrants not captured in the official numbers. That's why the perspective of Wheaton being 95% Hispanic is probably closer to what's really going on than the official data.

If you've been to the other areas I mentioned that are 40% Hispanic, it's the same story. Having lots of people in small living areas is not a phenomenon that is isolated to Wheaton, and those other areas have lots of illegals also. It could well be that the census data is more reliable for Wheaton than for the other areas; we really have no clue.

I grew up in Kensington as well and Wheaton was not really that different. Kensington people have always talked shit about Wheaton even though it’s basically the same place.

Glenmont is the last metro stop left that has any space for new development so eventually it will happen. Once it does then there will be no more middle class neighborhoods near metro.

No, I drove through the Viers Mill Road Georgia Avenue are yesterday and it looks worse than it did 20 years ago.

Concur, it's worse than 20 years ago. Had an Uber driver complain that his Wheaton neighbor has 5-6 parked in the lawn and in driveway but he cannot afford to move. So maybe tread carefully.

I grew up in Kensington as well and Wheaton was not really that different. Kensington people have always talked shit about Wheaton even though it’s basically the same place.


In the town of Kensington itself there are those old Victorian mansions on quaint streets and the famous antique row with a historic “gingerbread” commuter rail station. Looks quite a bit different when compared with sprawling Wheaton, Olney, Bowie, etc.

Glenmont is improving (except for the shopping center.) Viers Mill and Georgia isn't.
