People in this thread are weird. 20902 (Wheaton) is about 38% Hispanic, which is about the same as zip 22041 in Falls Church (37%). Manassas in Prince William County (37%), Sterling in Loudoun County (33%), and zip code 22305 in Alexandria (38%).

Maybe the posters aren't as familiar with those other areas because Wheaton is someplace they've actually been to. Because Wheaton is actually a good place to live and visit.

What are you scared of? I grew up in Kensington and Wheaton has been on a downward slide since the mid 80s.

I do not know about Glenmont but I live in Kensington Heights (the area directly adjacent to Wheaton Mall on the south and west side) and prices have definitely been going up the last few years. We bought during the pandemic and weren't sure we'd be able to afford it.

I bought a brand new, very nice townhouse in downtown Wheaton, right by the metro station, in 2005. The market value was $600,000 then. I sold it for $435,000 in 2011, and got more for it than most of our neighbors were getting. Right now, Zillow says it’s worth $626,300. I wouldn’t worry about prices suddenly soaring.

I don’t want it to stay any kind of way I just don’t wanna be priced out.

What’s your budget? I sold a house last year in 20906 and prices this year haven’t changed at all.

Falls Church is very big, so an appropriate comparator to Falls Church would be Silver Spring (which encompasses Wheaton).

Here's an example comparing two census areas:

Both areas are around 40% Hispanic. The people above who said 95% were making that up.
