In Arlington Lyon Park and Lyon Village both have clubhouses and parks that were built by the developer.

Arlington Forest built a tennis and pool club for the neighborhood. Also built a charming little village with shops and cafes, now a nice Outback, pizza joint etc.


Run by the civic associations. The Groves will be part of a civic association that maintains and owns a park. They couldn’t have installed a pool or clubhouse just for these three dozen houses and not the other 600 homes. That’s not how Arlington works.



Lyon Park’s park and clubhouse is owned by the civic assn but the park is open to all during the day. Clubhouse is open for rentals, and discounts are given to those who live in Lyon Park or Ashton Hts

Yhe Grove at Dominion Hills is a short 2 minute walk from one of the premier public pools and climbing parks, Upton Hill. There’s a beautifully landscaped putt putt also, with water features etc. The park has a nice forested area where families could picnic in the shade or go for leisurely walks.

So there is plenty to do right across the street.

Easy walk to Eden Center; short drive to groceries, Home Depot, Target, Ballston, etc.; easy bike to W&OD Trail (if you don't mind huffing up a hill); and excellent schools.

I know that. Long time Arlington resident who has actually used both the Lyon Park and Lyon Village facilities over the years. My point was that this new cluster of homes couldn't by itself have a private pool or clubhouse. I'm sure the civic association would have been thrilled if Toll Brothers offered to build a pool specifically for the civic association, or even an Arlington Parks & Rec owned and operated pool. Can't imagine that would have been profitable for Toll Brothers though to give up that much space to build a facility like that, giving up the space of at least half a dozen homesites.

They are calling it a community but this is Arlington, the houses are all actually part of the Dominion Hills Civic Association. It really isn't a private and exclusive enclave. They're just three times as large as most of the houses in the neighborhood and twice as expensive.


Right across the street from a bunch of garden apartments. Only thing it's got going for it is a view into Arl/DC since it's up on hill.

Yeah, no one spending 2.2 mil on a house is the type that’s going to walk to eden Center, past BJS and the shady shopping center before Roosevelt.

They’re going to walk across the street to Upton Hill Regional Park though. The crosswalk at Patrick Henry Drive is just too convenient.

I guess you folks can just huff it to something more your style, say the McDonald's on Wilson (pssst: it's a hike from this development but is doable...for those in shape).

Even worse, this is quite obviously the Toll reps. We have been down this road before (Amalyn, Mt. prospect). This thread will be filled with endless updates about construction, information that only Toll reps would know, and endless praise about how beautiful the houses are -- but the commenters will vigorously deny that they are associated with Toll in any way (e.g., "the houses sell themselves, why would we need to be on this board?"). And the Toll reps will make sure that the thread always stay alive, and it will quickly balloon to hundreds of pages.

With hundreds of your friends, camp groups, birthday parties, etc. that place is insanely packed on weekends. Not at all like a neighborhood pool.
