Honestly, the price is fair. It’s not the best part of Arlington but the price is fair.

I think the price is fair too. I don't like any of the floor plans though. They all have the garages under the main floor, there's not really a mudroom to speak of but what passes for it is in basement, then you have a whole flight of stairs to get up to the main level. We lived in a house like this and I hated it. Strange that they all have this design, there's no other options.

Bigger problem is schools. Kids pulled from McKinley that was turned into ATS go to Cardinal and Swanson. No guarantee these kids won’t go to Ashlawn Kenmore.

In Arlington Lyon Park and Lyon Village both have clubhouses and parks that were built by the developer.

Arlington Forest built a tennis and pool club for the neighborhood. Also built a charming little village with shops and cafes, now a nice Outback, pizza joint etc.


Run by the civic associations. The Groves will be part of a civic association that maintains and owns a park. They couldn’t have installed a pool or clubhouse just for these three dozen houses and not the other 600 homes. That’s not how Arlington works.



Lyon Park’s park and clubhouse is owned by the civic assn but the park is open to all during the day. Clubhouse is open for rentals, and discounts are given to those who live in Lyon Park or Ashton Hts


The park is an Arlington County park.

Don’t Dominion Hills and Boulevard Manor residents get priority for Dominion Hills Pool memberships over families from other neighborhoods? The Grove residents should then get priority in the waitlist.


No. It has the same name but is a private club with a 5-6yr waitlist.

Is the waitlist even 5-6years? I joined the waitlist three years ago and have never even been offered an august membership. We moved in boundary for Donaldson run and got offered an august membership after less than a year.

Nope. There is no priority.


If the owners of the manor were DH Pool members then that membership should automatically pass down to the buyers of all the new homes currently under construction on the former estate. But that’s probably wishful thinking.


It doesn't automatically pass down, even if they had been pool members. Don't make stuff up and give hope to these future Dominion Hills residents.

No it's not, unless you want to belong to Donaldson Run or Arlington Forest. Anyone can get on the waitlist for all of the other pools in Arlington, regardless of where you live.

Yeah, it CAN be passed down with a house sale but doesn't have to be. Sellers can take the membership with them if they want. None of this matters because they weren't members to begin with.

What the heck is this post?

If the new Giant is where I think it is, it's not "grove adjacent". You have to get through the craziness that is the other Patrick Henry and then through Home Depot or go around to Rt. 7.

I'm not sending my kids across 50 to a McDonald's.

ATS is walkable, but Cardinal and Westover are long, hilly walks.

I know the houses will all sell, but this post doesn't sound like anyone who actually lives in the area. Like, at all.

Do you live in arlington? Those lots are bigger than average. All homes north of Wilson and south of Langston are close to each other. Most lots are in the 6-7000 sq ft range which is why we are having a tough time buying a Teardown.


There are some bigger lots in Tara and Waycroft Woodlawn. But I’d hate to tear down some of those beautiful old homes set back a ways from the street. Charming 1940s vintage tudors, colonials, etc, of a high quality. I’d prefer to renovate and/or expand those homes, while keeping the front yard setback.


Tara-Leeway is gorgeous and has reat lots. I agree that more homes renovate instead of tearing down.
