The Grove at Dominion Hills?

The houses are so large with no yards at all. And they’re completely out of character for the neighborhood. DH isn’t full of expensive homes like this.

But the pedestal sink is in the powder room. That’s okay. Upton Hill Regional Park is across the street, so plenty of “yard” there.

Out of character is what’s happening all over Arlington. Older ramblers, bungalows and colonials being replaced by massive craftsman. At least two lots in existing DH are now the construction sites of ridiculously huge new builds.

What’s ridiculous is the massive house on a teeny tiny lot and Toll Brothers attempting to pitch it as some sort of private enclave. Not a single one of those homes will send their young kids along Wilson Blvd and up the hill to Upton Hills. The neighborhood park is a 15min walk from most of these lots.

Basically, giant house but otherwise no major location benefits and some might say some significant drawbacks. But, this is Arlington so they will sell.

Older kids will, 10 and up for sure. And kids of all ages skate to that skate park by Upton Hill everyday.

After further inspection, it looks like a few lots will only be accessible from the busy intersection of Wilson and McKinley. I wonder if those houses will be priced much more reasonably. Maybe around 1 mill or so. It really is a busy intersection but it doesn’t look like that on their marketing material.

No chance any new anything will be priced at a million. There’s a lot of busy streets in Arlington so some ppl don’t care. The median SFH price is $1.3M and these are brand new homes.

There's a neighborhood park maybe a couple hundred feet down Wilson! And if they want to go to the Dominion Hills park, it's certainly less than 15 minutes. Kids can also walk to Cardinal or Ashlawn elementary schools.

What neighborhood park is down the street? Not Upton Hills, have you been there? It's not a neighborhood park in the way you think it is. Google maps has the walk to Dominion Hills park as .6mi/15min from the corner of Madison and Wilson. For houses further in the neighborhood they'll have to wind their way out unless they cut through their neighbors' yards to get over to Madison.

It's zoned for Cardinal not Ashlawn and in the bus zone. Some families do walk but from even the lot closest to McKinley it will be over a mile to Cardinal.

People will certainly buy them, but don't keep kidding yourself or trying to convince others that it's some amazing, walkable cluster of homes.

The Grove is conveniently walkable to Arlington Traditional School. And the brand new Cardinal ES is fantastic. Arlington Traditional also has a nice playground that the neighborhood families can use.

The forested area with trails and picnic areas of Upton Hill Regional Park are free to use. Families can purchase the Annual Waterparks Pass for Upton Hill and all the other regional park pools like the Wave Pool at Cameron Run.

You've also got Safeway just across the street for quick pick ups. They've also opened some promising restaurants in the same shopping center. And the W&OD Trail is just down the hill and easy to traverse; the children will love to take their bikes.

Some other Grove adjacent amenities: The new Giant Food at the nearby 7 Corners Mall is the largest in the DC area since it replaced an old large format Shoppers Food Store. When Giant moved in they decided to keep the very large footprint and expanded their offerings. If you can’t find it at Safeway, you’ll find it here. They also have organic produce.

The 70s-era modernist McDonlads at the corner of Route 50 and Patrick Henry Drive is cool. There are three futuristic looking pods with connecting glass enclosed walkways.

A new specialty taco joint is opening up in Westover Village later this summer. There’s also Westover Beer Garden, Lost Dog Cafe, Lebanese Taverna, Tobys Ice Cream, Meridian Pint, etc.

The Metrobus down Wilson goes directly to the Ballston Metro Station. The bus stop is right across from The Grove.
