PP gets it. Historically the residents of SP have been middle and upper middle class of various races in nearly equal amounts. Truly a DC Unicorn. I hope SPs demographic fate doesnt end up mirroring WOTP.


Depends on how up market it goes, those wishes for continued price appreciation and basically hoping to whiten the neighborhood.


Um, no—whose “wish?” We like our diverse neighborhood, thank you very much. And there are definitely black families and other POC continuing so move in, and some AA older residents passing homes down to relatives, so the change to a WOTP type of neighborhood won’t happen very quickly.

Interesting new one. I had no idea some homes in SP have an indoor pool? My kid would love it, but I wonder whether that could be a negative for some buyers worried about safety and hassle..

I know that. I was pointing out the obvious flaw with RF. Shows my neighbor’s smaller house as $900. Also there is not a 4 bed shack to be had for $500k. It’s using comps from Silver Spring. You’d think an algorithm can be adjusted to differentiate with two different states.

Yeah I have Takoma too. Odd that I have SS as I’m on the few furthest streets from SS (near Walter Reed). I don’t care (I’m in real estate), I just think RF is a joke in that sense.

The whole pool area of that house is really weird. I assume it's one of those "endless" pools that has a flow so you can swim like a treadmill? They don't say that explicitly, but I can't figure out why else you'd want it. I also find it kind of odd that the area between that pool and the next room doesn't have a door or anything. You're just walking through the living room and OH HEY, A POOL.

Also, what's up with the restaurant bathroom-looking soap dispenser? Not that it can't be easily replaced, I just don't get it.

PP here. Yeah, I assumed it was an endless pool; otherwise two strokes and you're at the end. Didn't notice the first time, but yes, weird that there's no door. Won't the whole living room etc. smell like chlorine?

OP is probably long gone, but I got a realtor's brochure in the mail today that said the ave. sale price in 2018 in Shepherd Park/Colonial Village/North Portal Estates was 923K. Not sure if accurate, but higher than I expected.

I’m sure it’ll go fast. Happened to walk by yesterday and saw people touring.

Also, I love this block—very pretty with all the cherry blossoms in bloom.
