PP. I’m surprised because when we bought here a few years ago, SP/CV prices where nowhere near this.

It's a shame that neither one really has a backyard to speak of at that price. I would choose Morningside based on a more logical layout. Floral has a lot of odd small rooms that seem to be converted sleeping porches, etc. Also, I really don't understand the kitchen layout in Floral at all - two tiny sinks? Microwave on the opposite side of the counter? Just weird.

Both locations are good - Floral will eventually be super convenient to shopping at Walter Reed. But Morningside really is a lovely street - almost zero traffic because it's short and doesn't connect directly to anything.

They are both beautiful but Morningside is a great street - quiet and beautiful. The Morningside house also appears to have about 800 sq ft more space.

That's a tough one because they're both beautiful homes on great blocks. Morningside Drive is my favorite street in SP though, so maybe I'd pick that one. It feels like a street from the movie Pleasantville.

Seriously, what is wrong with agents? How do you list a house for $935K and not take professional photos? They cost like 400 bucks. Photo #6 is from INSIDE THEIR CAR ffs.

+1. And the all caps listing. I've been noting these realtors so that I don't use them if and when we sell in a decade or so.

In contrast, this Redfin agent did a great job with a home on 14th, IMO. I also like the 3D tour (shows up as second pic on my Redfin phone app). This house is pending after about a week on the market, and I think the photos helped.

I like Floral location better. 15 minute walk to Takoma metro and restaurants and one block from Walter Reed development. Floral is also a beautiful street filled with cherry blossoms in the spring.
