I heard they're struggling to sell these really badly. No demand at all. |
But why did they raise the prices? |
Because the premise that they're not selling is obviously wrong. The market will dictate sales volumes and prices, not "I heard..."-type statements which are unsupported by anything other than wishful thinking by people who have something inferior to peddle in their place. . |
Someone said that, but who really knows for sure. There are so many games that get played with these new developments (in terms of pricing, interest rates, what finishes are included, closing cost credits, etc.) that it's really hard to know if the final, all-in prices really changed. They may also be trying to create an illusion that there is high demand to create a false sense of urgency. |
Zero, because I'm not in sales of any kind. Why would someone selling houses post here at all? The chances of a potential buyer seeing some limited mention of a property here is practically zero compared to interested buyers using Zillow, realtor.com, etc Why people assume realtors post here to shill their listings is beyond me - that would make no sense. Postings about houses here are almost always limited to useless assertions of personal taste, of no value to a prospective buyer, e.g., "It's ugly", or "It's charming", or maybe "location is great (or "is awful"). Vacuous bald opinions of no credibility which nobody is going to actually consider in their own decision-making. |
They didn’t. |
Do you know how big are the lots for SFH? |
You can look them up by street address on Maryland Real Property Data Search site, SDAT. A sample from Isabella Street shows "Property Land Area" figure: 6,803 SF 6,204 SF 6,216 SF 6,353 SF 7,007 SF Greywood: 7,020 SF 8,646 SF 6,792 SF Lantana: 7,221 SF 6,506 SF 7,369 SF |
thank you! very helpful. |
The HOA ranges between Townhomes and Single Family, roughly between $330-$370. It covers access to the pool, gym, and pays for lawn maintenance. Unless you fence your property, the HOA will cut your grass, as well as common areas. |
Toll brothers' website for Amalyn is not available any more. They said they'll be back later in August perhaps with new designs and plans. Any insights? Are they planing to increase the price? |
Both builders (Toll Brothers and Tri Pointe) are sold out of Single Families until Phase 2. Even the townhomes are selling from a interest list and there's nothing to buy when you walk in. Toll Brothers will definitely increase their price point for the next section, which is why they pulled it from their site. They don't want to set the wrong expectation for any future buyers. |
Any news? I noticed that Toll Brothers removed the project from their website. Are they still planning for Phase 2? |

Anyone here actually living in Amalyn? Do you like it? Are there lots of children? Anyone willing to list pros and cons?
