I went on their website and I have to say it is so badly designed. The floor plans part - is terrible to use. It is hard to navigate the floor plans through their website. Very disappointing since Toll Brother's is supposed to be a top notch builder.

The website works fairly well on a computer, but using a phone is very difficult as you mentioned. There are other mistakes scattered throughout like the Renwick “traditional” picture is that of a Parkhurst and a few other errors.

Looks like they have over 1500 VIP members for 186 home

I am interested in the ridgeview model, but base price of $1.425m seems quite high given the risk of school change. that will easily run to $1.8m with options.
I am wondering if they would provide some type of protection to phase 1 buyers if the school changes and they drop prices in phase 2 and 3

They won’t. They’ll come up with an excuse of how prices will go up and you’re getting the “best deal” now. Best advise is to wait until phase 2. Also, the lots will be much nicer than what they have available currently for the Windmill which are pretty bad.

When does phase 2 start? How does the poster know there are 1500 registered? I’m interested in the Hamletbut it is like an elongated town home?? Why they could not give it a look of a single family? Also, looks like parking is so tight with narrow roads.

That is a bizarrely high estimate for options and would be a very poor investment. Options should total no more than 100k, and you can easily stay under that number. If you go over by that much, you’ll have the most expensive house in the neighborhood with little to show for it.

A townhome? Compare the dimensions/width to other SFH, they are very much in line. I don’t think we’ll end up buying in the community but I love that you don’t have to look at a garage when pulling up to the house.

For those options I think you are correct in your price estimate. When is your appointment? Not sure all the lots can accommodate those options...hopefully you have an early appointment?

Lol at “VIP” members. Thats another way of saying “our mailing list for this development”. Interestingly, they’re requiring an initial application in order to get a tour. It’s not a credit check but you are asked to disclose everything but. I know this is a way to weed out uninterested buyers but I did think it was a bit weird to ask for all this info before you get a tour. The language in their mailer is really hyping up the property and using words like “high demand” etc. very curious how sales unfold this winter.

I don’t think you would need to disclose the information if you just wanted a tour, but you’d have to wait 2 weeks until the VIP appointments close and it opens up to everyone.

My appointment is this Thursday. I agree, I don't see good lots in Phase 1 for larger homes (Ridgeview and Palatine)

lol "VIP" because you can't get a tour now unless if you are on the mailing list. haha ... I do believe there is huge interest in this development. The appointments for the first two weeks are all gone and I believe they will get many contract signed before they open to the public. I went to the toll brothers property in Great Falls (Arden) a few months ago and they were selling like crazy.. I believe it will be the same here!
