Do you know what the lot premiums at Arden were? Anyone have guesses on what the range will be here?

Three Car Side Entry Garage
Ultra Shower
Finished Lower Level


For those options I think you are correct in your price estimate. When is your appointment? Not sure all the lots can accommodate those options...hopefully you have an early appointment?


Oof. Just...build a real custom home. You’ll never recoup those costs in a development like this if you need to sell.

No, these are not typical—but are often in the models, absolutely. I recently sat down with a TB rep, and virtually no one in that development, for example, had added the gas fireplace outside and only a little over half had done the outdoor living space.

Similarly, most do not do a suite addition (an additional bedroom is a little more common) or certainly prep kitchen. I didn’t ask about the garage but in the neighborhoods I’ve visited by TB, have very rarely seen the side entry.

Basements more common, but even then typically only the rec room as opposed to the full bed/bath.

And before folks ask, yes, this was for a neighborhood in the price range as Mt. Prospect. I’m not trying to be obnoxious or anything, but would really talk to a realtor about what is normal for upgrades. You don’t want to be stuck with a home that is 400k more expensive than your neighbors...it just doesn’t make sense.



Indoor fireplace, sliding doors, and bathroom upgrades more common.

Is adding something like the outdoor living space possible after the home is built (with a separate contractor), or would it be too expensive to run sound, electrical, tv cables along with gas line for fireplace if you wanted to “recreate” what Toll is offering? Also, would you need HOA approval or does HOA not start until development is complete?

If you want it to have the precise vibe as their outdoor living space, easier to do it with TB because their version actually becomes part of the roof line, etc. and costs can add up.

That said, theirs is priced between 40-50k (without gas fireplace), so if you have the means to spend that much, you can likely spend a little more and do something much more custom that will help your house not feel so cookie cutter. I’m also partial to building in a “real” fireplace in my outdoor patios, so that’s the direction we’ll go in if we end up purchasing another new build. It takes more patience but for me, getting to design something original and not rolling the cost into my mortgage was worth it.

HOA will have to approve everything, it will exist as soon as the houses start going up and I believe will be controlled by the builder until a certain percentage of lots are sold/possessed.

If anyone takes a look at the model homes please let us know how they are... We are really interested in the Hamlet model but the elevation is so strange.

Thank you very much for the information. I am still debating whether it makes sense to spend $1.8m in this community when I could spend just a little more to get a house in TB development in McLean or the one in Great Falls when they open phase 2. or maybe even get something in Bethesda. It is very difficult call for me..

If you're going up to 1.8m, why don't you conisder custom home? Or, in the same area, something like a stand along new cosntruction:

It starts Monday. There is a separate sales team for Windmill. For Orchard and Hamlet it is the same team.

I don't have the time and/or the expertise to go the custom home road. I like TB models and I want a home like that

Where did you see this? the prices I have start at $1.35m for Renwick to $1.5m for Palatine. This is actually higher than the initially announced $1.30m starting price

The VIP email we received last week said:
Renwick starting from $1,349,995
Parkhurst starting from $1,394,995
Ridgeview starting from $1,424,995
Palatine starting from $1,499,995

Now everything is 5-50k cheaper on the website
