Mt Prospect in North Potomac

We entered the entrance from Quince Orchard Road, and it was nice. Not narrow, like the circle.

I understand people are saying it is good to buy in phase 2, but we have middle schoolers. This is the time they can enjoy the house. Hope it is worth it.

Depends which homes you are looking for? The Windmill will have multiple phases within phase 1, so the delay for waiting would likely be under 6 months. Or are you interested in one of the other models?

We are interested in the lower model (Hamlet)...

And to the ignoramuses posting that people aren't attracted to this area - you're wrong. The spaciousness is ideal in covid times, it's close to everything anyone could need including 25 minutes to georgetown if you hit the lights right and the only downside is the risk of rezoning from travilah/Frost/Wootton.

I agree. The school rezoning will likely be known by the time phase 2 happens anyways. Lots are a bit tight for the price, but that’s the only issue in my book...along with the hideous circle!

Alright, I'll bite. What's wrong with the circle? I've been around countless in my life driving in DC so I don't see the issue with it.

Any idea when Phase 2 will begin? Not sure I would buy in early phase 1. Maybe end of phase 1 will be better.

The circle feels weird if you are going towards the shopping center with the Domino’s Pizza. Hard to describe, but it’s not straight when exiting the circle.

It is much, much longer than 25 minutes to Georgetown. I did this drive for YEARS and the best time I ever made was at 6 am and even then it was 45 minutes. You need to factor in an hour in non traffic (not dead of night) and 50 minutes (dead of night) and 90 minutes in traffic. It can get up to 2 hours if you take River RD/Clara Barton or MacArthur and there is an accident or bad weather creating a disruption.

You have a 15 minute to 30 minutes to drive to any shopping/restaurants/mall other than the Kentlands or the new stuff at Travilah/Darnestown which is about 10 minutes away.

Agree. AT BEST, you can do it in possibly 30 mins - I've done the drive (it is not 50 mins). But, that's either at night or in the middle of the day. Rush hour - close to an hour.

Anyone know, when the quick delivery homes will be ready?

What’s a quick delivery home? Is that the model homes?

On their diagrams, they have quick delivery option but they don't show which ones are in that category. So, they will be ready sooner.

Nah. I think it’s one that they build on spec without a buyer in mind and hole that someone buys it.

Any news, guys? When are they opening? Models look great and finished.

Just saw that mcps is starting second phase of boundary analysis. Meetings on 10/20...hopefully we can get an idea of what may happen before Mt Prospect opens!

Really, this early they will make a decision on the rezoning?

Never clear on that. I was always under the impression that it was a long way away.

I'm on the mailing list for this development. They talked about how they'd be sending info out to their "VIPs" about setting up appointmnets to tour the models. So I'm guessing model touring is by appt only to start. But, they made some mention about filling out some sort of application before doing so. Ugh, what a PITA.
