I saw them lining the entry street from the circle. They are not maples or oaks. My guess is that they are trying to do a tree lined street (like a tree tunnel) and I think it will look nice. I saw the windmill house and RIGHT next to it, there were some maples. Maples are not ideal to have right near the house - their roots are killer. All that said, Orchard house looks real nice. I drove by there over the weekend and they were doing a photoshoot in the orchard model. |
Orchard home looks great, I agree. Likely will be most sought after, followed by Hamlet.
It’s so hard to picture how close homes will be and what the final development will look like though. Guess we will find out soon enough. |

I think the low income housing units have limited parking...maybe that’s why the street in certain areas look like they allow parking. I only saw the wider streets near the future MPDU houses (all of current Hamlet and Windmill homesites that are being released with this round). Hopefully I’m wrong because it would be annoying to have those parking spaces used as a driveway by folks. |

What's the story with the circle at this community? It is an UTTER disaster and when I drove by a few weeks ago it actually had signs all around it with signs posting the project manager's phone number on it to complain!!!! What the heck is going on?
And to the ignoramuses posting that people aren't attracted to this area - you're wrong. The spaciousness is ideal in covid times, it's close to everything anyone could need including 25 minutes to georgetown if you hit the lights right and the only downside is the risk of rezoning from travilah/Frost/Wootton. |

This was a few years ago though at the community meeting. Location is reflected in the white buildings on the overall site plan on the website I think, but not positive. |
I agree. The school rezoning will likely be known by the time phase 2 happens anyways. Lots are a bit tight for the price, but that’s the only issue in my book...along with the hideous circle! |
Alright, I'll bite. What's wrong with the circle? I've been around countless in my life driving in DC so I don't see the issue with it. Any idea when Phase 2 will begin? Not sure I would buy in early phase 1. Maybe end of phase 1 will be better. |
I agree re the circle. It is a little off but nothing that we haven't seen before in DC or other areas. THe ground is not flat, hence the kind of wonky feel.
As far as phase 2, I would agree buying toward end of phase 1 is probably the most prudent. Having purchased new construction before (not in Md), the early builds tend to have the most issues as far as pricing (e.g., seeing the incentives and lot premiums change, etc.) and potential issues with the building in that community which then get worked out as more homes are added. |
