II think pretty much every big homebuilder gets terrible reviews. I think so much of new builds just depends on the quality of the subcontractors they end up using, who's supervising the work, how closely the county is paying attention, etc., and unfortunately these things are out of your control, so it's a bit of luck of the draw.



Toll is well-known for being especially cheap

You pay a deposit when you go under contract. At that point, you then make all your design decisions. You pick your countertops, floors, tile, etc. you also select architectural upgrades like a screened porch, etc. you don’t start paying the mortgage until the house is finished. At that point, we get to inspect it and then once it is ready, we close on it and at that point we start paying the mortgage.

That is the big advantage of building with a large builder vs. a one-off tear down new build. We considered both. Typically with a new custom build, the buyer actually purchases the land and you begin paying the mortgage on the land immediately and then start paying for the construction loan during the construction period. The advantage with the custom horn though is you can truly personalize it, you pick the floor plan, exterior materials, literately everything. There are certain selections with Toll where we didn’t love any of the options (example - the countertops).

the problem is there are very few homes that have actually closed- I did notice on SDAT though that the land on the map for a school is actually owned by Montgomery board of education -- so I'd be very interested if they are actually going to build a new school and what the timeline would look like for that.

My non HOAs house I pay $500 garbage pick up and lawn is $2,300 and shovel own snow. And I still don’t get pool or tennis or a sidewalk to walk on.


$500 for trash pick-up??? Are you nuts? Titus trash is $13 a month. And if you are paying $2,300 for lawn care, they better be doing an amazing job or you have like 5 acres of grass. That's very very expensive.

$400/month in HOA fees for a SFH is not low. But you should probably consider how old Avenel is. The fees are always low to start, then as everything ages, the fees go up and up.

Avenil included law maint. Of your own property. Some homes have two acres. My daughter went to a part there and was a huge house on two acres with a massive long two car wide circular driveway. HOA mowed that lawn and did snow removal. It is not apples to apples. Plus Avenil has a pool
And tennis club, garbage pick up.

My house i bought owners bought “retirement home” in Avenil. They did not want a condo but did not want to do any exterior maint. I did not buy as I did not want HOA fee. But if I was rich and 70 and rich I might like it.

The HOA in Avenel is about $400/month for SFHs. Here's a listing with a $406 HOA: https://www.redfin.com/MD/Potomac/10025-Chartwell-Manor-Ct-20854/home/10919180 Amalyn doesn't seem very low at all.

Trash pickup in the southern part of Moco is done by the county as part of property tax. So the HOA fee is not going toward trash pickup. And I have seen nothing to suggest that the HOA fee will cover lawn care and snow removal on your private property in this development.


This is not true for every community. My Association has to pay for trash pickup. If you have trash pickup 2x per week or it is on a different day than recycling you most likely have private trash pickup.

Just look at the budget in the resale documents and you will see what your HOA is going towards. Even if the roads are covered for snow removal, you would still need someone to do sidewalks and salting in the common areas.
