$500 for trash pick-up???  Are you nuts?  Titus trash is $13 a month.  And if you are paying $2,300 for lawn care, they better be doing an amazing job or you have like 5 acres of grass.  That's very very expensive.[/quote]

$400/month in HOA fees for a SFH is not low. But you should probably consider how old Avenel is. The fees are always low to start, then as everything ages, the fees go up and up. [/quote]

Avenil included law maint. Of your own property. Some homes have two acres. My daughter went to a part there and was a huge house on two acres with a massive long two car wide circular driveway. HOA mowed that lawn and did snow removal. It is not apples to apples. Plus Avenil has a pool
And tennis club, garbage pick up.

My house i bought owners bought “retirement home” in Avenil. They did not want a condo but did not want to do any exterior maint. I did not buy as I did not want HOA fee. But if I was rich and 70 and rich I might like it. [/quote]
