It’s not that they’re bad, it’s that for >1M home, folks want something worth the money. They are using the same “features” on their cheaper homes in other parts of Maryland...so to take a home and make it feel like it’s worth the money, some upgrades would have to be done in my opinion. |
Looks like their model homes asking prices are about 50-60% of base price in other communities. Assuming you don’t need that level of upgrades, you should be ok. |
That's a bit surprising based on what I've seen peaking through the models. I've noticed: - fully upgrade outdoor living space - engineered hardwood throughout - I'm sure there are upgraded kitchens and baths - upgrade elevations - completely finished basement with additional rooms finished, bath and wet bar - fireplace I can't imagine all that comes to 50-60% of base. |

When you check out the models, be sure to ask for details on what was upgraded and the individual costs. It’s hard to tell what a “standard” home would look like when looking at the model. I’m sure it’ll still be nice though...besides, you can always upgrade later. |
I don’t think the sales person there would give you a price list. Sadly, I think you’d have to get down the process a bit further before they give you an official Pricing sheet. |
When I toured the model at Ridings at North Branch, they told me (after I asked) what was upgraded and what wasn’t. Sadly, almost everything was upgraded...including the furnished 300k outdoor living space. I think that’s why they put that model for sale for 1.6M even though base was 1M. Granted they dropped the asking price now since nobody was interested. The sales agent told me the prep kitchen was ~25k which I thought was reasonable...only to find out that you have to pay extra for level 2+ cabinets and counters etc. He wouldn’t tell me how much it would be like they had it. Either way, I don’t need all that and am looking at the Hamlet collection so hoping we won’t be gauged if we stick to basic upgrades. |

To be clear, that $300k includes all the landscaping, lighting at night...basically just all extras. They’re essentially saying it was $300k to transform the entire outdoor space. TB only offers the outdoor “structure.” Depending on the grade and level you get typically around 20-45k or so. A lot of models will have paneling, painting, accents that are not offered features—but stuff you’d put in to personalize the home on your own after move-in. |

Drove by and saw they are putting in trees. Area looks nice. Some of the trees appear to have been planted just a few feet apart...any idea what those tree types are? Maybe they just appeared close from the road, but not sure trees can grow that close together? |
Sales lady said Hamlett home sites will be relatively close to one another and are approximately 1/4 acre in size. The Orchard and Windmill collections will have the larger home sites allowing for more space between the homes.
Do you guys know if these homes will be like the Cabin Branch homes in Clarksburg (by the mall). Those are very close to each other. Not sure, how much 1/4 acre in size will be... Thanks.... |
