Add it all up though and it will home to a minimum of 75k for the tiny homes and 125k for the larger ones. Now if u want a pretty home it will be 3x those numbers

I recently had to replace a couple of toilets in my house, and comfort and standard height were priced the same. Pretty funny for Toll to act like comfort height is some sort of special feature. Silly pricing games.

They priced the kalorama up again, only the kalorama. Toll is such a scam. Literally the extra garage used to be 20k now its over 40, absurdity.

Only 1 Hamlet and 2 Orchards left in the entire neighborhood. Everything else is sold. Soon only Windmills will be available.

I don't know about you all, but when we were going to buy a windmill, and they actually let us see the design studio to add everything up. The home we designed was under 7k square feet and the total was 300k (this includes technology/appliances/everything). We basically copied the options from the kalorama model. They do lowball the average, or probably give a genuine one because people are not spending so much at the design studio like at the start of the community.

If you want a more upgraded home, like the model in arden virginia, estimate 400k+

Is there enough land to put in a pool and high-quality hardscaping for the Orchard? Some of the lot seems small.


Your neighbors will likely no longer sign off on you putting a pool in an orchard.

LOL they removed windmill lots that used to be for sale because they are struggling! Waiting for the complete halt, especially on the kalorama model they wrongfully overpriced

They just sold a Windmill and have another on deposit. They just sold an Orchard and only have one remaining. They also sold out of Hamlets. Doesn't sound like they're struggling to me!

they never "just sold" one that was a month or more ago by now. That lot went on deposit 3+ times. Deposit is meaningless they literally only want a photo of a check. The sales reps here are silly. Also the hamlets and orchards are much cheaper per square foot, of course they will sell faster. There is a reason they removed those 2 lots, thy were released months ago and have not been touched. They will struggle to sell that kalorama lot they opened on half an acre because of the price ups on just that model. The people who buy (we all know you will eventually somehow find a buyer) will probably compensate on the hefty base price and lot premium of 2.2 MILLION dollars (in my opinion a LOT of money) by taking less in options. (probably wont take options like multigen/grand multigen and spend only 50k ish in the design studio, probably wont even finish basement to keep the price closer to 2.
