Most of the Orchard lots are too small for a pool. Several Windmills have pools. The slope of the lot is also a factor.
A large hot tub or soaking pool should fit on all the Orchard and Windmills lots. |

There is most definitely not. You would need about 1/3 of an acre to fit a pool in comfortably while still having some backyard space left |
I know if at least 3 Windmills with a pool. 2 on Potomac Hunt and 1 on Ankonian. I think only 1 Orchard has a pool. |
| Windmills can easily handle a pool given their lots are large. Orchard possible but you won’t have much room left for a yard. Hamlets, no, not possible. |

I would say it is not. Dont buy here for sure if money is tight because it is overpriced and thinking agead it wont ever sell for close to what you paid. I would say minimum 50-100k in the design studio for something livable, but when I priced it out it was closer to 300-400k for my families needs |
I think you’re the only one who can decide that for your family. I’d go to the sales office where they can show you the included design finishes. Personally, I think the included options are absolutely good enough for a new family. The home’s location is fixed. The floor plan can be adjusted, but not easily. Finishes are easy to change in the future. For these reasons, I’d buy in the location I want to live and with a floor plan that suits my needs. It’s a beautiful community and I have yet to meet anyone who regrets moving here. |
We spent 150k on design center for windmill. You could probably get decent upgrades for half that. But not sure getting all level 1 is a wise decision. There are a lot of things that add up…like if you want a glass shower vs tub in kids rooms, upgraded toilets that aren’t low, cabinet vs pedestal sink, recessed lights in the family room etc. While I love the home and community, I don’t think it’s worth it if you’re on a tight budget…especially in the current climate. |
| Toilets that aren’t low are like $100 at the big box stores for their house brands. Maybe $200 for Kohler. Can’t believe they charge extra for that. |
