I would say it is not. Dont buy here for sure if money is tight because it is overpriced and thinking agead it wont ever sell for close to what you paid. I would say minimum 50-100k in the design studio for something livable, but when I priced it out it was closer to 300-400k for my families needs

I think you’re the only one who can decide that for your family. I’d go to the sales office where they can show you the included design finishes.

Personally, I think the included options are absolutely good enough for a new family.

The home’s location is fixed. The floor plan can be adjusted, but not easily. Finishes are easy to change in the future. For these reasons, I’d buy in the location I want to live and with a floor plan that suits my needs.

It’s a beautiful community and I have yet to meet anyone who regrets moving here.

We spent 150k on design center for windmill. You could probably get decent upgrades for half that. But not sure getting all level 1 is a wise decision. There are a lot of things that add up…like if you want a glass shower vs tub in kids rooms, upgraded toilets that aren’t low, cabinet vs pedestal sink, recessed lights in the family room etc. While I love the home and community, I don’t think it’s worth it if you’re on a tight budget…especially in the current climate.

Toilets that aren’t low are like $100 at the big box stores for their house brands. Maybe $200 for Kohler. Can’t believe they charge extra for that.

Add it all up though and it will home to a minimum of 75k for the tiny homes and 125k for the larger ones. Now if u want a pretty home it will be 3x those numbers

I recently had to replace a couple of toilets in my house, and comfort and standard height were priced the same. Pretty funny for Toll to act like comfort height is some sort of special feature. Silly pricing games.

Only 1 Hamlet and 2 Orchards left in the entire neighborhood. Everything else is sold. Soon only Windmills will be available.

I don't know about you all, but when we were going to buy a windmill, and they actually let us see the design studio to add everything up. The home we designed was under 7k square feet and the total was 300k (this includes technology/appliances/everything). We basically copied the options from the kalorama model. They do lowball the average, or probably give a genuine one because people are not spending so much at the design studio like at the start of the community.

If you want a more upgraded home, like the model in arden virginia, estimate 400k+


Asking since you live in the area...

Is there enough land to put in a pool and high-quality hardscaping for the Orchard? Some of the lot seems small.


Your neighbors will likely no longer sign off on you putting a pool in an orchard.
