Wow, they must have raised their prices. When we bought, tech, bathrooms, speakers were all done outside of the design center. Even appliances were separate. Though I’m surprised the associates told you average paid…when I asked, I was told they couldn’t say the number. They also said that all other Toll homes in the area used the same design center, so folks from an hour away were coming to the same design center. Either way, good luck to you wherever you build. |

The sale associate told us average windmill owners spend 150k in design studio. Not sure if this is an underestimate.
They also wouldn’t tell us how much those upgrades at design studio will cost until we sign the contract and pay 100k deposit. I think there is a lack of transparency here. |
It’s in Toll’s best interest to low ball the spend at the design center. If someone told me everyone pays 400k, I would walk away before signing. So it makes sense why they lie and say 150k…you can double that for real answer. |
So they tell YOU the truth, but lie to everyone else? |
No, what I’m saying is that I don’t think they share the real amounts paid. If they told you 150k, how do you know they’re not lying to get you in the door? When I asked, I was given a generic “it depends on the client”. When I asked how much the model home upgrades would be I was told “I can’t disclose that”. So my point is that I don’t think you can really know. |

I'm not sure if this helps at all in the current debate, but you can look up the total that everyone paid here:
https://sdat.dat.maryland.gov/RealProperty/Pages/default.aspx Just put in a street name; ignore the field for a street number, and it will pull up all houses on the street. For example, "Ankonian" is one of the streets. |
It’s not quite accurate, but useful. It shows 150,000 less than what I paid. I think if you pay for stuff like electrical and audio and landscaping seperate, it doesn’t know since you’re paying the third party direct. Though that’s still too much of a difference in my case so not sure |
I don't know about you all, but when we were going to buy a windmill, and they actually let us see the design studio to add everything up. The home we designed was under 7k square feet and the total was 300k (this includes technology/appliances/everything). We basically copied the options from the kalorama model. They do lowball the average, or probably give a genuine one because people are not spending so much at the design studio like at the start of the community. If you want a more upgraded home, like the model in arden virginia, estimate 400k+ |
Also just so you all know the kalorama models design options are over 300k. You can confirm that number for yourselves if you please. The palatine was 400k, and in arden, that model is probably near 500k. |
Decided not to move here and spent 3 million with another builder. Glad I wont have neighbors like you who literally judge everyone! |
| Glad you found the right home/community for you. Just don’t understand why you continue posting such negative comments on this thread, especially if you have friends in this community? |
The community is nice. I think people just eye roll at the "Potomac" guise. |
I never posted a negative comment, maybe posted two or three times total... |
