Many houses in North Arlington and the older sections of McLean near Arlington don't have garages. In exchange, you get a great location and very good schools. The OP could offer less than $900K, but I wouldn't be surprised if the seller rejected it out of hand. |
| McLean - It's obviously an older home that someone went threw and renovated. While it's pleasing to the eye, I don't think it's worth the price tag. Yes, it looks nice, but layout is not fantastic. The kitchen looks narrow. While my current kitchen is not as upgraded as the McLean house it's great for entertaining as it has flow to two other rooms. Falls Church, it's okay, but I gasp that there are only a few pictures which means they are only showing the eye candy to lure in the buyer. Again, not worth the price. |

I think the price is almost spot on for the house, particularly based on its location. You could offer $20k under and see what happens. We just bought in McLean, not to far from this house, while we live in an entirely different neighborhood, I have kept a close eye on all the nearby recently sold homes. This one seems doesn't need anything done to it immediately, which is a huge bonus, and it has room to grow and upgrade. I think anything you put into this house would be a great investment based on its location and school district. I'm not a realtor by the way, just someone who study's the market.

+1. This is either Crazy Marshall Lady from some of the previous threads or some other random Pimmit Hills/Marshall booster who keeps on making the ridiculous claim that Marshall is "on par" with the McLean school pyramids. I guess she hasn't been able to sell her house in Pimmit Hills yet. |
18:58 from yesterday here. I think I got CML upset because I mentioned that some other Kettler Brothers developments in Fairfax County are in different school pyramids than Potomac Hills and somewhat more affordable. In part, that's due to the schools, but it's also a function of proximity to DC. It wasn't intended as an insult to Marshall or Stuart, which are good schools. But I think CML took it that way and started spamming the thread with multiple posts about what she claimed not to like about the Potomac Hills house. For the OP's sake, let's not get into another flame war about which schools are "on par" with others. Lots of good schools around here. The OP hasn't said whether she has kids or, if she does, whether she plans to send them to public or private school. |
I live in McLean and the homes in pimmit hills are selling very quickly. It's all about proximity to the desirable aeras and Pimmit Hills is the last pocket of the lower cost homes that feeds into excellent schools. I also read somewhere that McLean and Langley were rated below Marshall this past year. |
You live in McLean...riiiiight. Your boosting of Pimmit Hills says otherwise. And no, McLean and Langley are not rated "below" Marshall at all. This has already been argued over and over in the other threads where Crazy Marshall Lady tried to boost Marshall without justification. Again, why do people like Crazy Marshall Lady have to hijack threads that have nothing to do with Pimmit Hills? This thread was about a house in McLean, not Pimmit Hills. Newsflash: people who are interested in the McLean school pyramids and in living in McLean do not want to live in a place that looks like a trailer park, which is how most of Pimmit Hills looks. |
| I bought in the last year in McLean. That house is a great location, and I actually liked it, but completely missed the fact that there was no garage. That is an issue, especially if you keep your garage filled with tons of crap like we do. I agree with some posters, it seems like it needs nothing immediate in terms of repairs. Zillow, for what it is worth, says that house is worth $835K. I see no issue offering like $890: point out no garage, the Zillow price, and the fact that they were asking like $40k higher a few months ago. I would bid if you like the lateout, and the home as it is. |
I am sorry, first off I don't know what you are talking about above boosting one neighborhood over the other, I could care less. I was chatting with a friend the other day and she mentioned the ratings of the area schools. We had a choice to buy in either Marshall or McLean, but about 7-8 years a go McLean was the no brainier. I recenetly drove through pimmit hills and there is a lot of new construction going on even though they are next to the original ugly homes. |
