The OP probably makes $120k. She'll need a 3 bedroom, and need to afford her share of daycare. At most that probably leaves $2000-2500 for an apartment. Can you do that? Yes, but she isn't going to like where she lives.

OP, divorce means moving for this reason. Further out/worse schools. It sucks for everyone because there is so much change already but it’s reality.

My thoughts exactly, but not all decisions are mine to make, unfortunately. My spouse is “just not happy….” We’ll be even less happy when we’re both broke and still have to deal with each other for the next 15+ years. Being the only adult in the marriage sucks.

He might see things differently once he understands the finances.

Don't buy a condo. Renting is better. It sounds like you might still be under 40, maybe even 35, so you might be able to find a new partner quickly if you set your expectations accordingly.
