I live around the corner and I think it’s a good price, though I guess DOM would disagree! It looks beautifully renovated; Linden is a charming street, there’s parking and a nicely done basement. Maybe it just feels really small on the inside. |

704 12th already had a price drop (from $975k), so it must not have gotten enough interest this weekend. 722 4th is my favorite of the bunch, especially in that location. I do wish the back courtyard had some green space instead of all being paved, though. 1231 I seems way overpriced for the square footage, IMO. |

I'm surprised the square footage is that low. From the pictures, it's a similar layout to my house and we are at around 1500. It must be smaller than it looks. |

$1.275M seems high for 2000 sf that far east and zoned for Miner (and they started at $1.3M!). And I'm not a fan of the reno, personally—it has too many of the current trend markers of cheap flips, like those black metal railings and the white waterfall island. The separate unit in the basement won't appeal to everyone, either (especially, again, that far east, where it will be harder to rent). |
Looks like it's already had one (very small) price cut. It certainly seems like a nice-enough renovation but that price I guess is a stretch for IB Miner. Unless there's something wrong with the place that doesn't show up in the photos. |
Yeah I think with a house that size the school is more important, bc you're targeting ppl who already have kids. I do think the reno looks nice, though. |

I kind of like the green kitchen. It's got character. I wouldn't call it "lime," but darned if I can come up with a better shade to call it, so lime it is. But it kind of works with the tile backsplash (which is a bit Home Depot, I'll grant). I wonder if the backsplash would look more out of place if the kitchen had been painted white. |

Almost exactly across the street from the renovated house upthread that's been sitting for 40 days. This one obviously is different because it needs a renovation and is zoned for Maury, but it'll be interesting to see how these two sales turn out. |
Oooh, it's like the "before" picture for the other one! I kind of like this one better, even though it needs lots (and lots) of work. But I'm a sucker for unpainted wood, which I'd hope a careful restoration could preserve. And I'm kind of a sucker for vintage pink bathrooms. But I can also see why someone would just gut reno this (alas), with all that's going on upstairs. And the linoleum on the stairs? Oh dear. OTOH: There's an actual screened porch! In Capitol Hill! Those are like hen's teeth around here. |
