Interesting. I shopped around 10% jumbos pretty heavily and most were coming in above 3 with either points or PMI to get below 3.5. Ah well. Still a very affordable mortgage for us.

TBI told us they only started doing 10% jumbos again about a month and a half ago—but perhaps that was incorrect? Good luck, OP!

I’m almost certain TBI won’t match *any* quote, FWIW. They still have some restraints depending on available programs for less than 20% down and jumbo loans, etc.

Our lender also offered a larger credit than they did. I don’t have anything against TBI (or other builders’ lenders, for that matter), but there is a reason they are typically considered to have higher rates than other lenders.

Our lender also offered a larger credit than they did. I don’t have anything against TBI (or other builders’ lenders, for that matter), but there is a reason they are typically considered to have higher rates than other lenders.

I’m sure they won’t match “any” quote, but with 5k towards closing, it’s worth asking…especially since you can re-fi later. Personally I was quoted almost similar rate with Suntrust, but I didn’t venture to look at a broker, so I’m not too familiar with what others offer.
