Be sure to ask if things are an option, even if you don’t see it at the design studio. I think there is so much not on display that they can’t possibly remember to ask if you’re interested in everything. Like you can add drawers to vanities, opt for glass that’s frosted, even get built in espresso machines etc. And I concur with others that pricing is not transparent and takes a long time to get answers back for any modifications.

In addition to design center, you will have electrical, landscaping and A/V, so budget for those because they can add up too.

Depends on what you want…they can do various things. There’s not a set price.

Depends how big your outdoor space is too - you can work with Toll landscaping to get an estimate of what you're interested in and then add/remove from there.

Just curious, how many people here ended up going with TBI over outside lenders? Were their rates competitive if you took the time to shop around? Thanks in advance.

For conventional loan, we were quoted 2.75% in December 2020. About 3 weeks ago, the rate was 2.85%

TBI offer a 110 day rate lock (most outside lenders offer 60 day rate lock).

We also get $5K toward closing cost for using TBI

We went with outside lender for a 10% down jumbo. TBI’s quotes were near 3.9. We ended up getting a 3.5 without points or PMI, etc. I will say our TBI contact was very upfront and transparent.

Same rate we got... 2.875 locked 110 days before. (with TBI)...
