Our agent told us we needed to pick that along with structural options so we went with the cosmo (it was part of the options list). You can always change it out…probably will be cheaper anyways. The 16k primo the models have can be purchased and installed for less than half the price after you close. |

It’s a gas fireplace…don’t see why it can’t be changed after moving in…the gas line is already there. We had a log burning fireplace changed to a gas insert fireplace in our previous home, so swapping one gas fireplace for another shouldn’t be a problem (though will require moderate labor to redo the wall). |

I loathe the look of cosmo fireplaces so admittedly this isn’t a big issue for me, but we did upgrade the mantle and picked the marble-y surround. In the short-term I plan on painting the mantle navy one we move in and put a pretty fireplace screen (I actually bought it already, it’s a antique gold bamboo style) in front of the fireplace to dress it up a bit. But yes, as others have said, because it’s gas, lots of options down the road. |
We are contemplating the 3 inch countertop option for the island…any thoughts on if it would look odd to not have it on the rest of the kitchen? To do the whole kitchen was a bit pricey but not sure if it’s worth it. Appreciate any feedback! |

Some of the model homes have 3 inch countertop for kitchen island but not for the rest of the kitchen. The 3 inch countertop option looks better for traditional style with wooden legs and wood side panels (not waterfall style) kitchen islands. We chose standard thickness white quarts for waterfall island as it looks more contemporary. |

Actually, I believe the Toll CFO said that their strategy is only delay the sale of “spec” homes until they reach at least 50% completion, allowing Toll to maximize the sales price. |

I mean, I saw your message and was curious...so took 30 seconds to google and control+F to find this. In addition, we have been fine-tuning our strategy related to our spec homes. On average, 15% to 20% of our deliveries each year are build on spec. Our strategy is now to delay selling these homes until we reach at least 50% completion, allowing us to maximize the price at which we sell these homes.
