If any house deserved to be called a "teardown," this is it. And it's back on the market at $1.8M. Still way overpriced. |

I drove by it today. Even though it’s a busy street, I think they could have gotten away with a new build on the lot given the schools and proximity to Chevy Chase Lake.
The house looks like shit. You can see the suicide staircase in the window. Somehow it all looks smaller than the pictures online, yet also strange that so little of the first floor seems to be taken up by the apartment-sized kitchen and living room (which appear to be right at the front entrance without a foyer). My view is that it will never sell because the fair market value is less than what the developer invested in it. It’s Chevy Chase’s answer to DCUM’s favorite Arlington freak show house: https://www.redfin.com/VA/Arlington/6430-27th-St-N-22207/home/22983928?600390594=copy_variant&231528114=control&utm_source=ios_share&utm_medium=share&utm_nooverride=1&utm_content=link&utm_campaign=share_sheet |
At the risk of getting destroyed I’m surprised the Arlington house is still sitting at less than 1.7M in that school pyramid in this market. |
| “magnanimous cabinetry”. |
Haha, love all the rooms on the floor plan just labelled “room”! |
I've never seen that house before, it's awful!!! |
But couldn’t you see someone low-balling by 100k and maybe they take the offer and then it becomes someone else’s problem? I mean look at the fugly mansions in Nova that are 20,000 SF but a similar aesthetic. Someone buys them and pays millions. Is this worse than those? Am I crazy? The school pyramid is excellent (for APS). |
|
I’ve never seen a house with stairs literally right next to exterior windows. That seems really weird. I could see kids being very tempted to kick the windows as they walk up and down the stairs.
And why are there so many duplicate photos? Was 112 really necessary? |
| Down to $1,799,999! |
|
I cannot believe this agent flat out lied saying this is house is "nestled in the heart of Chevy Chase"! what? more like "on the edge of Kensington"
Nothing wrong with Kensington- but don't treat buyers like we're stupid. |
| Priced dropped 100K and a fence credit lol. |
Oh man, this is hideous. "Open floor plan," or roller skating rink?
|

So, we should really discuss the sales history here and call out the developer.
Sold by private owner to "PURPLE LINE TRANSIT CONSTRUCTORS LLC" in 2019 for $730K. Then sold to "CAPITAL ASSET MANAGEMENT GROUP LLC" in Lanham, MD in 2021 for $700K. What is the story? They thought they would need this for the purple line but didn't? So then it was sold it to some financial planners? Very strange. |
|
Actually, Capital Asset management Group LLC may not be financial planners. The address is a coworking space:
4500 FORBES BLVD #200 LANHAM MD 20706 https://www.officespace.com/md/lanham/2013296-4500-forbes-blvd So, it's anyone's guess who is behind this operation. |
| Latest update, looks like it went off the market and is currently being staged and a new realty sign is out front. Still will be a horrible house in an awful location..... |
