Are these H St. NE / Capitol Hill houses priced appropriately?

This ended up going for $950k (I'm the one who thought it should be more like $850k, so that shows what I know). The one nearby at 1133 4th St. NE that was listed at the same price is still pending (I'm really curious which of the two sells for more).

This one has been on the market about a month.

Astoundingly, it was originally listed at $1.1 million; the price was just dropped to $989,900, but that still seems overpriced to me. Small, no A/C, in serious need of renovation, and generally looking really run-down. Please tell me this is not legitimately a million-dollar home.

But what's a reasonable price, in that location and that size? I'm thinking somewhere around $750k, which means the true market price is probably over $800k.

No worries. An almost identical house was listed today. I literally did a double take and had to go back and compare to make sure it wasn't the same house relisted.

Still on the market, with offers allegedly due by Tueaday. I say "allegedly" because offers were also due last Tuesday, if I recall. Guess they didn't get an offer they liked or got no offers at all.

That price is silly. The original price was laughable. The house is small, unrenovated, unstaged, un-air-conditioned. The photos are bad. The backyard looks like a hassle. I live in the neighborhood and I love it, but this house should be priced well under 800k.

SOLD! Over asking at 860K! Wonder what 1375 Emerald St will sell for?


Tricky. We viewed both houses. 1310 was nicer IMO with more classic styling and the finishes, especially in the kitchen and bathrooms, just looked nicer. I also liked the outdoor space more and that there is a small balcony upstairs. But 1375 has two full bathrooms upstairs instead of just one, which can be a big deal to a lot of buyers. Also they went lighter with the woods which makes it feel a little more spacious (I think it's technically bigger but it's negligible) even though I prefer the slightly warmer/darker wood of 1310 as it's a more traditional look that I think will wear better over time.

What was the basement like in 1310? Seems it has one, but no mention of it was made in the description or photos.


The basement in 1310 was minimally finished, accessed from rear yard only. Good for storage, workshop, or chopping up an accidental murder.

Compare it to this similarly sized house (same square feet, same number of beds/baths) that went for nearly $900k ($100K over asking) in the spring:

The house on 5th is much closer to Metro, is similarly near retail/restaurants, has a basement TV room and a better outdoor space. It'll go for what they're asking, and probably more, even if we're not in the throes of an insane market anymore.
