Here’s one that squeaks in under a million. Redfin labels it a Hot Home but it’s been on the market for six days. Not saying that’s long! But to me, this looks like a house worth over a million. Maybe H Street is cooling a bit?

Now pending. Also, I don't think you can infer anything at all from a listing that goes pending within a week. People list on different days of the week, and most of them wait to review offers until Monday evening or Tuesday anyway. I think it's best to just count the number of weekends that have occurred since the listing was posted (around here, usually 0-1). |

Gorgeous house but one thing that always puzzles me with houses like this is where do you put the coats/shoes when you go in? It looks like they've put serious money into remodeling so the layout must not allow for any coat closet type space at all. No drop off zone. |
None of these have gone pending yet. That's not surprising, since most of these weren't new listings. Only 1334 G was new when the quoted message was posted; it's been on the market 15 days now. 307 I has been listed for a month, 604 13th has been up for 45 days, 532 13th was listed in April, and 511 Seward has been on and off the market for almost a year now! I really like 511 Seward, but I guess no one wants to deal with other people's wallpaper choices for $2.25M (originally just under $2.5M). |

it has a finished IL suite basement, nice outdoor space, and a garage! I would probably put up a fence in the back for more privacy (although that would chop up the outdoor space since it could only go along the property line.) FWIW the front yard gets a ton of sunlight so you can have a nice garden. |
