These unrenovated Emerald Street houses have become interesting case studies in this crazy market, because it's showing that buyers still have their limits. If that other one is *still* on the market, what makes them think they're gonna get $100k more for something that sounds to be similar condition and doesn't even have photos attached? These Emerald Streeet houses are more or less exactly the same layout on the inside. It's not like this latest listing has a wine cellar or something. |
for 109 8th st NE: that’s not “free non Zone 6 parking.” That’s paved public space that goes against the code, and you’re not supposed to park there either. It’s not a parking pad. |
I dunno. I rather loathe the interior of 1335 Emerald. So it's possible that the interior of 1344 would be less off-putting, at least for me. But it's never a good sign when the listing has no photos and leads with "fresh paint" as a notable renovation. The sellers of 1344 must know that 1335 has been on the market so long, so maybe they think they know something we don't. It has an open house tomorrow; maybe I'll drop by to see what it's like inside. |
I kind of like that kitchen, actually. Although the floor tile is kind of out of place. And that hardwood ceiling is...different. What an interesting design choice. Not sure how much the carriage house makes up for the main house being small, though. It would make a great home office space if you don't mind traipsing back to the main house every time you needed the bathroom. But it wouldn't work as a bedroom, and I'm not even sure I like it as a family room, the way they have it staged here. Nice-sized main bedroom. Odd to see a CH rowhome with carpet upstairs, though. I'll say this for it: it's a change of pace from the flip-of-the-week we often get in CH. |

Pretty sure the listing isn’t referring to the paved front yard. There’s a vanishingly small number of unzoned street parking spots left on the Hill. Possibly because this place was originally a business, the spot right in front may be one of them. It’s pretty funny that this is listed as an amenity but I guess I get it! |

I guess it didn't need any photos; it's already pending. Looks like the price was right for someone to snap up as a flip. I hope they at least keep the woodwork intact. |
Pictures are up for this one now. It looks better than 1335 Emerald, but that's not saying much. Personally, I think they should have gone with a little less "fresh paint." Gray and white paint jobs on intact woodwork are kind of the worst of both worlds, IMO—a coat of paint isn't going to make a house look like an up-to-the-moment reno, but it also spoils a lot of the historical charm. |
I'm not usually picky about paint colors and so on. In general, I'm a boring person who likes boring, neutral colors. But that gray really doesn't work in that home. It's too bad. |
That kitchen and bathroom. Eep. At least there's decent storage space in the basement. I don't know that I would have listed this at $850. It will probably get a taker but there won't be a bidding war. |
That kitchen is unfortunate. I guess they decided that removing all the doors from the cabinets would look better than what they had? I wonder how bad the doors looked to make them think that. But the bare under-sink is not a clean look. I also don't understand why there's a mini-stacked W/D in the kitchen when they have a basement. |
That basement is creepy AF. I wouldn't want to go down there for laundry. I also wouldn't want to store anything there without significant investment in systems to control moisture and pests. |
What's creepy about it? It looks like a typical unfinished basement to me. |
