The price is explained by the anti-erosion tech they had to install under the house and along the water's edge. Caissons and pillars, etc. Houses in Amsterdam have this. It costs a fortune.

Only if he really like having paddle boarders and kayakers looking at his house. That's a very popular stretch of the river that is well utilized by people living nearby

This. Because of my job, I know a lot of high net worth folks. In terms of the upper, upper bracket, the MoCo exodus is real and I haven’t seen anything like this in my career. The wealthy don’t want to be in Maryland / MoCo any longer and are opting for DC proper, and NoVa.
