We were hoping to buy a SFH in Vienna (not limited to TOV), but we’re priced out. Max is $850k, which would have been enough last year but not anymore. A house we looked at that was listed at 800k just went 125k over ask - it is a lovely home but the toll road is quite literally in the backyard. Given these types of examples, we need to change where we’re looking. Would love some recommendations of similar neighborhoods that might be in our price range? We both work in dc but one will telework most of the time, the other three days a week. Two small kids.
Thanks! |

If you're not a school snob, these houses in Falls Church might be worth a look:

| City of Fairfax. Neighborhoods close to Fairfax High School. Old Lee Hills, Country Club, Mosby Woods, and slightly further from the Metro Cobbdale. The City of Fairfax has great services. The ratings on Providence Elementary is not high on Great Schools but we have been pleased and we have a great principal at Providence. Mosby Woods and Cobbdale go to Providence. The other two neighborhoods go to Daniels Run and I don't know a whole lot about it. There is a real community feel in Fairfax City, I know folks in my neighborhood that grew up in the neighborhood and came back and bought houses as adults. Prices have gone up but your budget should be good unless you want a new build. Huses zoned to Woodson cost more than houses zoned to Fairfax, but folks I know with kids at Fairfax have been happy. |

Ft Hunt/Westgrove.
Waynewood is great for little kids: https://www.redfin.com/VA/Alexandria/8522-Cyrus-Pl-22308/home/9820317 Leafy neighborhoods, lots of pools, quiet streets, not bad commute to DC. |
| Fairfax - 22032 would be in your budget of $850K though there is a bidding war on good SFHs. |

If you’re okay leaving when kids hit middle/high school age or you have enough saved for the Alexandria privates |
You can look at Burke zoned for lake Braddock and take VRE in |
