OP, just coming back to this thread to say that we've revised our MLS search to include many of these areas, and wow we actually have choices! And the houses are nicer than what we were looking at! Thanks for all of the tips!

It literally says in the OP that one of them won’t have to commute regularly and the other will commute into DC twice a week.
