The sellers of this one are delusional. I've seen much nicer places in Capitol Hill go for less. I'm just the sort of person all that wood should appeal to, but there's something off. Like that staircase: there's no way those railings and posts are original. And then there's the carpet on the stairs, and the...whatever that is (wallpaper?) on the bedroom walls. Yeah, the fireplace looks kind of cool, but it also looks out of place. It's in a good location, but that's not a $1.35M-for-2,040sf-that-needs-work location. |
What do we think about a condo alternative that's been converted to a single bedroom? It's tiny at only 700 sq ft. Good luck getting anything up those stairs. But it has curb appeal and a nice upper patio.

Definitely overpriced. On the Hill, you only see that happen with non-Hill realtors. They should have listed for a million. |
My thoughts exactly on the kitchen! Otherwise it's cute as a button though -- if I were single, I'd snap that up. The location is amazing and it's the rare 1 bedroom that might actually appreciate with time -- usually that's a savings vehicle only because they can be so hard to unload. |
Yeah, you can tell from the patio picture that the kitchen is in the dog leg. The house is already the most narrow of its style, only 12' feet wide. Attach an even narrower rear portion, and with counters and appliances, there's only a door's width of actual floor space in the kitchen. Galley-style kitchens can be really easy to work in, or really annoying, just depends on how it's configured. At least it's open on both ends (to the house, to the outside). I had an apartment galley kitchen that was just a dead-end interior space, no windows. Talk about questionable code compliance. |

I realize I shouldn't be surprised at what anything goes for these days, but as a former Pickford Place resident who lived in one of those houses for years, paying $900k for what amounts to a tiny shoebox with zero usable outdoor space, questionable use of the interior space and a wholly impractical spiral staircase just makes the mind reel. |
