Annandale is way underpriced in my opinion. Solid older homes on huge lots with mature trees. Great access to 495 and 395. Terrific food scene and grocers.

I don't understand why you have Arlington in its entirety vs just signaling out OT of Alexandria. Arlington County is huge, and has plenty of sketch and ugly areas. Plenty. It should be North Arlington as 4.

NP. One reason is the public schools. Del Ray is ACPS, which is an educational disaster. Burke is FCPS, maybe not as great as 20 years ago, but at least the FCPS students will be physically safe.

I live in Arlington but everyone I know with kids that lives in Del Ray sends them to private school and are “private school” people who never considered trying public school. My old secretary lived in Burke and sounds like most people there do public school. So you’re basically comparing apples to oranges.

I actually live in Del Ray on a block with 21 kids. Two go to private (Catholic). That's it. Stop lying.

The people I know who live in del Ray are either catholic and always planned on catholic school or knew they wanted to do private school from the beginning and could have purchased a home in Burke (or really anywhere else in NoVa) if they had wanted to try public school. I went to private school my whole life and there are really a lot of families out there who would never consider public school.

I live in North Arlington and tier 4 seems like a stretch. There are some very nice neighborhoods in south Arlington like aurora highlands. The schools are not terrible, it has plenty of retail, and a lot of walkability.

South Arlington is changing or has changed. It should probably be in tier 2. A sizable amount of tear downs are now being offered at 900k+. There are quite a few homes being offered at the 2M and above and many from 1M to 2M. That’s definitely above being mid.

South Arlington is changing or has changed. It should probably be in tier 2. A sizable amount of tear downs are now being offered at 900k+. There are quite a few homes being offered at the 2M and above and many from 1M to 2M. That’s definitely above being mid.

Agree- I don't live there but it's certainly better than Tier 4. And while there are some crime issues, it's safer than parts of DC and Alexandria by a mile.

The only part of Annandale that is booming is Wakefield chapel where they are tearing down 1970s homes and building McMansions.
