No way! I thought if someone was suggesting MD, it was MoCo, not PG.

Lots of Tysons workers do live in MoCo, actually. My husband used to do the opposite commute and saw way more people going MD to VA than vice versa

My earlier suggestion of western Fairfax is way more reasonable than PG

I used to commute from MoCo to Tysons and it was the worst. Western Fairfax is a much better option, because there are backroads and alternate routes you can take. With MoCo to Tysons, you have the bottleneck at the American Legion Bridge, or you can cut through DC. Neither are good options. I live near Tysons and work in Fairfax, and on occasions I have to run home during rush hour, traffic is still manageable (20-30 minute range instead of 90 minutes+ to get from Tysons to MoCo.) Plus, there's the 66 toll lanes for when you're really in a pinch.

If you have your heart set on a SFH, bumping your budget to $800k will increase the inventory dramatically.

I think OP should buy a townhouse and trade up in 5-7 years. Prices will never shoot up as much and as quickly as they did over the past three years. This was an anomaly. They’LL certainly continue to increase but not the $100k/year we’ve seen in many areas. I just looked. There are a ton of townhouses in the $600-$800 range in a five mile radius of Tysons corner. Some in better school districts than other. I think OP is safe anywhere zoned to Marshall, McLean, and Madison high schools. Maybe even Woodson.

Most people seem to commute from MD to VA, as other PP stated. MD backed out of widening the bridge, so if I had the choice now, no way in hell would I choose to live in MD and commute to VA (or DC!).

For your SFH budget and commute requirements the only Things fairly reasonable are mosby woods or maybe cobbdale in ffx city if your lucky.

Morning commute time is doable. Afternoon, double it, but that will happen anyways no

I commute Tyson’s to MoCo five days a week.

Many people at work do. But I literally get off River Road usually or sometimes first exit after American legion bridge.

It is still hellish but not so bad. Tuesday and Thursday only really bad traffic days

I work near Tyson’s literally 3-5 percent of company lives near office.

My company has two WFH days each week and other 3 days we let people start work anytime between 6am to 10 am. Some come in early some late to miss traffic

Not many are 5 days of office strictly set times
