Under $700K near Tysons - does this exist?

Pimmit hills, has some homes in 700k but they are small. It's the cheapest/worst area

No one builds modest SFHs anymore. Paying $1m+ to share walls with someone else in the suburbs nonetheless makes me want to puke. Builders just want to squeeze as much money out of each lot as they can.

It doesn't have to be Arlington, PP. There are plenty of townhouse communities within like five minutes of Tysons within OP's price range. Ours is coming on the market next week.

This is solid advice, but I will say that I've met a few families that had this exact plan in the Tyson's area and prices rose so much that even with saving they couldn't afford a SFH or it was expensive enough that they didn't want to stretch. If you're buying at the top of your budget in Tyson's/Vienna I would not count on being able to move again 5 years.


This was us!! We stayed in our townhouse 10 years and just moved much further west after not finding anything in our target area!!

Pimmit Hills has some teardowns listed for $750k+ with new builds pushing $2M...

Us too! Babies don't need that much space...it's all the crap the industry has convinced us we absolutely need that does. Went from an apartment at birth to a 4 bedroom SFH with a nice yard along the Dulles Road, 10-15 mins from Tysons before preschool. Totally skipped the townhouse phase because having already moved a lot, we decided when we bought, that was it, not moving again.

I wish we had done that. Now I have elementary-aged kids who have to switch schools and leave their friends.

We live in a townhouse and we love it. But we didn’t buy with an eye on moving somewhere else. We have a very low HOA and a small community. Thankfully, we have green space right outside our door, so we don’t miss a private yard at all.

But: to the people saying buy a TH and then upgrade in 5 years, are you insane? Daycare is $2k a month (at least). Let me tell you what we did not do during my kid’s first 5 years: SAVE. We had 2 kids in 2 years and were financially TIGHT for awhile. If we’d stretched to a huge mortgage, it would have been hairy. Now, I’m glad we can spend money to upgrade things in our house and travel, instead of upgrading our house.

Buy a townhouse and upgrade in 5 years is very, very normal. My entire community turned over every five years because of this - it was all families with toddlers who moved before they started K.

It’s the worst part near Tyson’s so it’s the cheapest.
