The increase in prices is not just for demand. Sure, some of it CAN be demand, but the reality is that materials prices are going up. We are building in a different hood with a different semi custom builder and in the last 4 months, they have raised prices 3 times (citing supply chain and overall cost of materials as the reason). Thankfully we locked in a few months ago but these are increases we're seeing across all the builders. Congrats to those who get in that first VIP list and were able to lock in prices.

Material prices were already high in September when they opened, maybe went up 15% since then...the rest is simply demand. This is a hot neighborhood that’s in demand despite what the naysayers believe.

Our area for housing is hot for a multitude of reasons and besides Mt. Prospect, look at Pulte's Tower Oak community and Lennar's SFH in Gaithersburg (Quince Orchard HS district). All sold out or selling like crazy as there are fewer new SFH being built.

Agreed. Folks are willing to pay for new construction. Older homes in the area will have a hard time selling in a few years unfortunately

Went to our first design studio appointment. They have 9 inch wide LVP flooring but only 2 choice of colors (there are 7.5 inch wide options with many different colors/ patterns). No cost to upgrade from the entry level engineered hard wood to any of the LVP options.

I think that’s because LVP is not considered an upgrade...if anything, they should give you credit for taking LVP over the EH

What is the pricing range for the 7.5 inch EH options?

Given its 1/4th cost of EH and there is no credit given, it doesn’t make sense to downgrade to LVP.

All LVP options (only about 8 different options available) are the same level as the entry level engineered hardwood (2 colors) included in the purchase price. There are 7.5 inch (6 choices) and 9 inch (2 choices) LVP options and they are the same price (no additional cost for selecting LVP over entry level EH).

For the Windmills (Palatine model):

Upgrading to level 2 EH for the first floor cost $13K+ (additional $4.9K if including first floor flex space) and $57K+ for the entire first and second floors.

Upgrading to level 4 EH for the first floor cost $20.5K+ (additional $6K if including first floor flex space) and $75K+ for the entire first and second floors.
