Material prices were already high in September when they opened, maybe went up 15% since then...the rest is simply demand. This is a hot neighborhood that’s in demand despite what the naysayers believe. |
Agree - today's WSJ included an article on the rising home prices across the country - "U.S. Home Prices Rise at Fastest Pace in 15 Years". If you have a subscription, here's the link to the article:
https://www-wsj-com.cdn.ampproject.org/c/s/www.wsj.com/amp/articles/u-s-home-price-growth-accelerated-in-january-11617109259 Our area for housing is hot for a multitude of reasons and besides Mt. Prospect, look at Pulte's Tower Oak community and Lennar's SFH in Gaithersburg (Quince Orchard HS district). All sold out or selling like crazy as there are fewer new SFH being built.
|
Agreed. Folks are willing to pay for new construction. Older homes in the area will have a hard time selling in a few years unfortunately |
Went to our first design studio appointment. They have 9 inch wide LVP flooring but only 2 choice of colors (there are 7.5 inch wide options with many different colors/ patterns). No cost to upgrade from the entry level engineered hard wood to any of the LVP options. |
Does LVP have levels like the Engineered HW? |
Is the wide one better ? |
I think that’s because LVP is not considered an upgrade...if anything, they should give you credit for taking LVP over the EH |
What is the pricing range for the 7.5 inch EH options? |
Given its 1/4th cost of EH and there is no credit given, it doesn’t make sense to downgrade to LVP. |
All LVP options (only about 8 different options available) are the same level as the entry level engineered hardwood (2 colors) included in the purchase price. There are 7.5 inch (6 choices) and 9 inch (2 choices) LVP options and they are the same price (no additional cost for selecting LVP over entry level EH). |
For the Windmills (Palatine model):
Upgrading to level 2 EH for the first floor cost $13K+ (additional $4.9K if including first floor flex space) and $57K+ for the entire first and second floors. Upgrading to level 4 EH for the first floor cost $20.5K+ (additional $6K if including first floor flex space) and $75K+ for the entire first and second floors. |
Upgrading all kitchen and bath faucets and shower heads to the ones just like the Palatine model home cost $11K. |
The kitchen cabinet option in the Palatine model home is a level II upgrade. |
Buyers who already purchased the Chef's Ultra Kitchen appliances package can upgrade from a 42" built-in JennAir model to a 48" model for only $50 |
Upgrading all cabinet and drawer hardwares to the ones like in the Palatine model home (a level II upgrade) cost $800 for the entire house |
