I'd say most new home builds are moving to LVP over hardwood or even EHW - even in the $1m+ new builds. |
+1 I was surprised to see this was the case when we started looking. I'm sure its cheaper for the builder but I spoke with one agent about it and she mentioned several families chose LVP over the standard EHWs both because of the more affordable selections in the wider "plank" style that is so popular, but also because most of the folks building had young kids and didn't want to put in anything that would get dinged quickly. Most people building new will eventually replace the floors at some point if they stay in the home long-term, makes sense to start with something nice and durable within a budget for those early years in the home, I suppose. This may be a silly question: we have our first design center appointment in two weeks. Does anyone know the cost of upgrading the hardware? I love me so good cabinet hardware, lol. |
Yep, you got it. It's ideal for high traffic areas like basement, kitchen, etc. HW floors are at least 2x and when you're looking at costing out a new home, it's typically something folks don't realize and they end up taking the more affordable alternative that still looks nice. Ideally, you'd get wide planks in nice HW, but that will drive up your (already) pricey home. |
It is $800 to upgrade to level 2 (highest) hardware and you can mix and match the styles throughout the home. |

Toll doesn’t need to advertise this development, and the agents are busy helping those in line rather than posting here as you suggest. |
That person, whoever he/she is, either has no interest or cannot afford, really needs to move on rather than keep trolling here bad mouth the community and TB sales every other day. This thread provides information for Mt. Prospect buyers and potential buyers, so even if that latest price hike message is from a sales agent, that is a fact and informational for others. The demand for this community is so high that TB keeps raising prices is also a fact, the sales agents probably have 100+ emails every day to answer/reply for all the current buyers and potential buyers on the waiting list and new inquires, there is really no need to come here to advertise. The community's continuously raising price (5 times so far?) speaks for itself. |
The increase in prices is not just for demand. Sure, some of it CAN be demand, but the reality is that materials prices are going up. We are building in a different hood with a different semi custom builder and in the last 4 months, they have raised prices 3 times (citing supply chain and overall cost of materials as the reason). Thankfully we locked in a few months ago but these are increases we're seeing across all the builders. Congrats to those who get in that first VIP list and were able to lock in prices. |
