They may not be able to prioritize their college student's rent as a practical matter. That doesn't mean the legal obligation to pay rent has been removed.

I would imagine the OP was a co-signer. Landlords rarely rent to student without a JOB.

I'm a landlord. I actually have a release clause in my leases if something requires the tenant to move at least 50 miles away. But it also comes with a 2 month penalty (usually the security deposit and another month's rent.) That's because it will take me that long (at a minimum) to flip the property.
However, most leases do not have release clauses. The landlord would be able to sue for the entire balance owed on the lease term. If your kid's lease is up in May, I would just pay it. Sometimes, you just have to suck it up. It would have been the same if she had to drop out.

I am one of those landlords who would put a note in credit file if you didn't use the release clause and paid the minimum. She may find it very hard to find another landlord to accept her in the town the next time if she leaves a debt behind. I have gotten calls about previous tenants from landlords about what my tenant was like.

Most landlords can’t report to credit agencies. There are subscription requirements to access and only large landlords have them.

Trouble is pay way too low. I got an offer to do consulting today at $65 an hour. Sounded ok as out of work but no medical so still on $3,000 a month cobra, forfeit $1,600 a month unemployment and have to commute to work another $400 a month. No sick days or days off. No telecommuting so risking getting sick and my wife is high risk so risking her life.

It also stops my job hunt. Problem is displaced folks need good jobs with medical. Companies are taking advantage. I had one job offer massive pay cut from prior job due to my out of work and Corona. Yet still interviewing as benefits.

Daddy didn’t lose a job. Mommy made the student come home and now wants to rip off the landlord by violating the lease. A 20 year old is an adult and in the real world there are consequences for breaking a legally binding contract.

We do not know if Daddy lost his job
We know mommy wants to know if she can just move out and forget about the lease

Whatever you do. Do not leave the place in a mess
Clean the refrigerator, oven, vacuum clean, do not leave old furniture behind, do not leave trash in the house.
Leave it in the condition you received it

You know if none of these families pay the landlord for their college apartment, the landlord pretty much just lost his job.

PP landlord here; You make a lot of assumptions. Actually, small landlords can report to credit agencies. There are firms that can help with that.

And this is not the case from what I read. The student has lost their on-campus job with two months left in the school year. OP never said that the parents couldn't pay - just that they should be let out of the lease. The kid wants to come back home because school has closed. Neither has OP said when the lease is up. Unlike other landlords, I have an early release clause which I think is reasonable - two months rent.

That said, someone made a housing decision and they need to understand the consequences which could be paying off the lease balance. I would suggest that OP to contact the landlord and try to negotiate. However, if a tenant did just skip out without contacting me to discuss a resolution, yes, I would put a note in a credit file.
