It depends on what you mean by "on par." New construction of a house with at least 4000 square feet in Great Falls typically will go for at least $200K more than similar new construction in Pimmit Hills. But, your comparison becomes more apt when you take older homes into consideration. That house is in PH. Not remotely comparable to the much more upscale McLean and Great Falls. If you can't afford McLean or Great Falls, Vienna is a better affordable option. |
I think the PH posters just want to point out that, for the cost of something (older) in GF or McLean, you can buy new in PH. Which you can, although it probably isn't going to appeal to someone who likes the idea of a big house on a big yard in GF. |

It's hard for me to see someone "cross shopping" Pimmit Hills and Great Falls - totally different vibe. I can see someone looking at a new house in PH also looking at older houses in McLean or other parts of Falls Church/22043, or at newer houses in Dunn Loring and Town of Vienna. |
Agreed - unless the Pimmit Hills location works better for you re: commute. Many people work in Tysons, hence the appeal of Pimmit Hills. |
It's so weird. Like why do people care what others value in terms of commuting or space. I can see why someone might want to live in GF or why someone might want to live in Petworth or in Bethesda or in Brookland. |
What? The commute to Tysons can be quick and easy depending on the location within Great Falls which covers a huge swath of territory. That's why so many people bought here along with tech related jobs in the dulles corridor. Parts of Great Falls border Mclean and unless you know the address you don't know where you are located. Then other parts of Great Falls are far out bordering Loudoun, or are near Herndon, etc. Properties in eastern GF's zoned for Great Falls ES sell if under 1.5, updated, good lots near village center. Helps to have property on a side road. |

Pimmit Hills compared to that Brian jac area? Have you people even been to either of them? Why would anyone ever want to be the King of Pimmit Hills House? Other structures ar servants quarters. Where Pimmit is in Tysons area could even be a longer commute than some parts of Mclean or GF near bellview etc. |
