Oracle has a regional office in Reston, right?
I guess the question I'd ask there is whether the builders who built the 6500 SF houses in GF really had Oracle managers pulling down $120K in mind ax their target buyers. Or, stated differently, whether those employees end up buying in GF as opposed to Ashburn, Reston, Herndon, Oakton, etc. That's what I'd want to think about in evaluating the long-term price trends in a place like Great Falls. |

This isn't very PC, but here goes: A lot of Asians have moved to that area in the last couple of years especially from the Middle East and East Asia. They seem to favor the large houses. As immigration from this region slows as it will, these houses will fall from favor. Also keep in mind, Boomers liked these type of houses.
As the children of these immigrants, will they like these type of houses? That question will drive whether Great Falls keeps its cachet. |
I don't know if it's PC or not, but the observations don't seem very grounded in actual facts (for example, do you really have any idea how many of the buyers are first-generation immigrants, as opposed to their children or non-Asians?) I could just as easily surmise that the Arlington market will eventually tank because Arlington has been especially popular with whites, who will be a minority in the United States in a few decades. |
Potomac has this beat. How about this nasty Niroo shahs palace wannabee on Chapel rd? http://www.choicerealestate.net/listing/mc8478465/ It hilariously says its been on the market since 2014. The lot was illegally clearcut around 2006. The construction started around 2007. It took them forever to finish it but it went on the market in 2009. It's had a for sale out front since then. They did decide to start selling furniture out of it so at least it gets some traffic. It is a blight on my neighborhood. |

We live in McLean, 22101 at the Arlington border. We are as far out as we will ever live, but I have to agree prices are off the charts in Great Falls. I knew their schools were under-enrolled, but OMG I had no idea how bad the real estate market is there. My guess is that that prices will continue to decline. Only move there if you really want to live there for the next 10-20 years. |
We are 40 with one kid and love our custom house in Great falls. Not immigrants. Couldn't give us a house in Chevy or McLean Thank god we don't all want the same things. |

+1 TONS of people (who can afford Great Falls) work from home. That is why they love it so much, and choose to live there, instead of abutting areas. I thought everyone knew this. |
