What would be the benefit to a woman to this arrangement? No marriage so no financial stability in case you break up... why wouldn't she go find a younger guy with higher quality sperm? Are you an extremely attractive/top 10% of men gorgeous guy that would cause her to look past the unfortunateness of this situation?

To apply for the green card you actually have to marry the lady, which this low status ugly old guy doesn’t want to do. So basically he has nothing to offer anyone.
