Clearly, you don’t seem to be a fan of Toll Brothers, but many others have a different view, as evidenced by the demand for houses. My kids are in private school, so I don’t really care one way or another what happens with the Wootton boundaries. I’m more interested in the opportunity to buy a new construction home in this part of the county. I don’t plan to sell for at least 15 years, so I’m not going to worry for a while.

Well, I certainly hope you're getting an independent third party inspection from a licensed inspector.

This is good advice for any new build, but whoever you are, I hope you work through whatever issues have you obsessed with a community you aren't moving to.

LOL! Am really amused by this obsession. Hope s/he comes back and again tells others why this community is horrible and Toll Brothers sucks.

omg ! really? There are only 5-6 Orchards in Phase 2..can't believe they increased the price just for these few lots
I wonder if those 2 lots near the MPDU units have major incentives as they are not selling..

Yeaahh, I wonder if there are waitlists for the 2 Orchards near the MPDU units since PP said they're only allowed to sell 2 windmills per month (maybe it's the same for Orchards?) or if these 2 Orchards are just really not selling. If so, seems silly to raise the price now!

I am curious to see the new Hamlet prices whenever phase 2 starts -- the prices have been removed for Hamlets on the website since they sold out phase 1.

Looking at the current crazy second-hand housing market, the price increase of new houses is understandable.

Exactly! I just saw that Wormald is building a small new development near the Pooks Hill Marriott. Homes are starting at $1.6M, and are significantly smaller than the Windmill homes in Mt. Prospect.

And the reality is that they'll have no issues selling those new Wormald homes.

“Being one of the first to buy into a development is a great strategy for getting a good price point on a home. One component of being in a new development is the construction of other homes in the neighborhood. Developers acknowledge the activity and noise from construction by reducing the price of those first few homes. As Payne explains, “Being the first into a new construction site is absolutely the best value, because they are going to add a lot of incentives to make up for the noise that might be around you.””

I totally agree with Both points.
