AU Park has zero stock because it is the neighborhood to live in for quiet, safe streets, big lots (by city standards) and excellent public schools. The worm has started to turn on Wisconsin Ave even with more interesting restaurant and shopping choices. I've been here 20 years, I'm 45, married with 3 kids, HHI 450k, most of my neighbors are the same (with and without kids). Very few elderly (80-85+ is elderly, to me). No one is planning to move for at least 5 to 15 years.

Shepherd Park. People are already bringing it up in every post with a family that asks where they should live, it's going to be overrun with people wanting to get big houses/yards with access to Wilson.
