Unit. I think OPs pick is much nicer. I don’t like the bathroom in the wife’s pick. I think 16 steps is fine. We had two boys in a walk-up and it was fine.

Vote for wife s pick. The kitchen size for both doesn’t seem to be that big different.

For private deck, how many days in a year would you use that deck? But for stair vs elevator, that is bigger issue. No elevators for kid is a deal breaker.
Besides building with no stairs, should be at lower price point than one with elevator if everything else is the compatible.

When is the last time you had a double stroller at the bottom of 16 stairs? Or had a sleeping 40 pound toddler in a stroller to carry up 16 stairs?

I’m sure OP thinks carrying an infant baby seat up and down stairs is no big deal.

The size of the kitchen is less important than the layout. I had a bigger kitchen in my last place, but the layout was a pain. My kitchen now is smaller, but laid out correctly, and it's much better for cooking. Also, how many cabinets do you even need?

And even if they’re perfectly agreeable 3 year olds, it’s common for kids this age to fall asleep in the stroller. Most people would prefer to let their kid keep napping for the extra 30 - 45 minutes after you get home. If you wake up the kid and make him walk up the stairs, he’s going to be wide awake while you’re trying to put away groceries and get a minute to yourself.

Yes, these problems are not insurmountable, but why would you do this to yourself if you don’t have to??? It’s like buying a house with not enough bedrooms because you can turn the corner of the living room into an office. It’s fine if you have to do this, but it’s a stupid choice if you had the option of buying a house with an office.
