Don't fret about Zillow. It bounces all over the place. The Zillow value of our house has fluctuated over $600K this year alone.

Just appraised at $1,150,000 for a refi two months ago.

Definitely not alone. We were not able to sell our former home (bought 2005) in 2009 when we moved for work. We got a great price on the foreclosure/new house we bought in the new city, and the value of that property is up by 20%, but we took a bath on the old place. We're finally getting close to being out from under water on the mortgage but we bleed money on it every year. (It's rented but rent doesn't cover our costs.) We will sell next year when we finally have enough earned equity to cover the mortgage and closing costs at the market price, but that amount is still about $75k below break-even.

I find this "data set" odd as well, especially on a site for mostly people searching to buy a home. Lots of people from 2004 and earlier and sub $350k homes.

PP, how big is your lot and approximately where is it located? $ 1.25 M seems very generous, even for Bethesda.

Bought for $280 in 2000 and could probably sell in the mid $500s now.

My friends did incredible with their real estate timing: First house: $100k - 1990ish, 2nd: $270k-1998ish (sold for $470k), 3rd: $500.-2004ish (sold for $830k), 4th: $470.-2005ish (now worth about $650.k), 5th-2007ish: 1.3m (now worth about 1.9m). All close in.

If only I had their timing!
